How We Build

From Concept to Keys

Custom construction is a long conversation. Here's the path we walk together — what happens at each stage, and how long it usually takes in Calgary.

014 – 8 weeks

Discovery & Design

We start with the site, your brief, and the way you actually live. Architectural concept, room program, and a clear budget framework — before a single permit is filed.

028 – 16 weeks

Permits & Preconstruction

Development and building permit applications, structural engineering, energy modelling, and the long-lead selections — flooring, cabinetry, stone — locked in while the City reviews.

0310 – 14 months

Construction

Excavation through final finishes, managed by a dedicated project lead. Weekly updates, transparent draws, and a fixed-date completion target you can plan a move around.

04Ongoing

Handover & Warranty

Final walkthrough, deficiency resolution, and the full Alberta New Home Warranty — one year on workmanship, two on systems, ten on structural. We answer the phone after move-in.

What does a custom Veda home typically cost?+
Our infill builds in Calgary's inner city generally start around $1.4M and scale up to $3M+ depending on lot, square footage, and the level of finish. We provide a transparent budget framework before design begins, so you're never guessing at the number.
How long does the build take from contract to keys?+
Most projects run 18 – 24 months end to end. That's roughly 3 months of design, 3 months of permits and preconstruction, and 12 – 14 months of construction. We give you a fixed-date target at contract signing and update it monthly.
Do I need to own the lot first, or can you help me find one?+
Either works. About half our clients come to us with a lot already in hand; the other half work with us — and our network of agents — to find one. We assess lots for buildability before purchase, so you don't end up with a parcel that fights you at permit stage.
How are construction draws and financing structured?+
We work with all the major Calgary lenders on standard construction-draw mortgages. Typically that's five to seven draws tied to project milestones (excavation, framing, lock-up, drywall, finishing, completion). We coordinate directly with your appraiser so draws release on time.
Do you use fixed-price contracts or allowances?+
We prefer fixed-price contracts on the structural and mechanical scope, with allowances only on selections you genuinely want to defer (e.g., a specific stone slab, a custom millwork piece). You'll see every allowance clearly itemized and can swap to fixed-price at any time.
What warranty is included after handover?+
Every Veda home is registered under the Alberta New Home Warranty Program: 1 year on materials and workmanship, 2 years on plumbing, electrical, and HVAC, 5 years on building envelope, and 10 years on structural defects. We handle deficiency callbacks directly through our own team.
Can I make changes during construction?+
Yes — within reason. Selections lock progressively as we move through trades; once tile is ordered, swapping it costs more than choosing it well the first time. We hold a formal change-order process so you always know the cost and schedule impact before approving.
What's the difference between a Veda spec home and a fully custom build?+
A spec home is one we've designed and started on a lot we own — finishes are largely locked, but late buyers can usually personalize paint, hardware, and some appliance choices. A full custom build starts with your lot (or one we help you acquire) and is designed from the ground up around how you live.
